This position will remain open until filled or at the discretion of River Valley Community College.
CCSNH has established employer status within the New England states (Maine, New Hampshire, Vermont, Massachusetts, Connecticut, and Rhode Island). In compliance with CCSNH policies and state regulations, eligibility for employment within CCSNH and its institutions requires residency within a New England state.
SCOPE OF WORK: Performs skilled work in routine, general, and preventative custodial, grounds, building and equipment maintenance and repairs, and assists with facilities and construction projects. Reports to the College Facilities Manager at River Valley Community College
ACCOUNTABILITIES:
- Performs general building maintenance and repairs including minor renovations, remodeling, painting, light carpentry and basic electrical, plumbing and HVAC tasks.
- Services door hardware and leaking plumbing systems and performs preventative maintenance on door, lock and plumbing systems.
- Performs daily cleaning and sanitizing of offices, classrooms, labs, hallways, lavatories and other areas, including vacuuming, emptying trash and recycling, dusting, cleaning glass, washing floors, stripping, waxing and buffing floors, cleaning carpets and other custodial duties as required.
- Understands proper use of disinfectants, sanitizers and cleaning compounds and operates automatic floor scrubbing machines, high-speed floor buffing machines and other custodial equipment.
- Services door hardware and leaking plumbing systems and performs preventative maintenance on door, lock and plumbing systems.
- Inspects and cleans boilers, monitors heating system gauges, performs preventative maintenance on circulation pumps and compressors, maintains internal exit and emergency lighting, changes HVAC filters, lubricates bearings, and changes or repairs existing electrical ballasts, outlets and switches.
- Inspects failed structures, equipment or building components; determines parts and tool requirements, completes minor repairs and reports major failures to the College Facilities Manager.
- Performs grounds maintenance including landscaping, mowing, trimming, planting, snow plowing, shoveling, salting and sanding of parking lots, driveways and entryways utilizing small and large equipment.
- Operates and maintains building service equipment, hand and power tools, lawn and snow removal equipment, and monitors equipment condition and assists with repairs as necessary.
- Establishes and maintains a basic supply of maintenance materials and hardware and ensures tools and equipment are maintained in safe operating condition.
- Completes work requests and custodial duties as required; moves furniture and equipment, delivers supplies, completes errands, and participates in building, classroom, laboratory and room set-up for College functions and activities.
- Under the direction of the College Facilities Manager, assists in the operations of the physical plant and grounds including routine and preventative maintenance, custodial functions, repairs, renovations and special projects at the Claremont campus and Keene and Lebanon Academic Centers.
- Drives trucks and other College vehicles to make deliveries and pick up supplies;
- Reports safety issues and concerns as observed throughout the campus to supervisor;
- Complies with all college, system, state and federal rules and regulations including;

MINIMUM QUALIFICATIONS:
EDUCATION: High school diploma or high school equivalency.
EXPERIENCE: One years' experience in general building and/or equipment maintenance and/or repair work. Each additional year of approved work experience may be substituted for one year of required education. Valid drivers' license required. Some training in a building trade desired.
Licensure/Certifications: Valid driver's license.
PREFERRED QUALIFICATIONS: Good mechanical aptitude, reliable and available for snow plowing and removal. Ability to attend to emergency situations; spills, cleaning, painting etc. Availability to work on call for storm emergencies and special functions.
RECOMMENDED WORK TRAITS: Knowledge of one or more of the building trades. Knowledge of occupational hazards and safety precautions. General knowledge of the methods and tools used in maintenance and repair work. Skill in the use of tools and equipment used in the work. Ability to direct the work of subordinate maintenance staff. Ability to understand and carry out both oral and written instructions. Ability to establish and maintain harmonious working relationships with immediate associates and the general public. Must be willing to maintain appearance appropriate to assigned duties and responsibilities as determined by the College's appointing authority.
